Unfortunately, this is unavoidable since these cannot be discovered until the tear-off of the old roof begins. First, water damage may present the need to replace roof sheathing (commonly described as plywood) and some of the framing in a worst-case scenario. Secondly, previous homeowners may have installed a second layer of new shingles over old ones as a cheap fix. This increases the difficulty of the tear-off process. In both cases, you will immediately receive an update with pictures, the solution, and the additional cost.
